As
a member of The Commercial One Team…
you will be
involved in regular training... both in the classroom and working with
other professionals on marketing and sales. The objective is to qualify
you to become a mentor of others. Once at that level, your business
will be self-perpetuating, as our SSR residential agents realize how
easy it is to keep their eyes open for leads, bring you into the
deal, and earn a commission or finders fee.
We have 4 levels of participation in The Commercial One Team...
Apprentice: Most agents with limited or no
former commercial experience will start at the Apprentice level. Here,
you will be working your commercial transaction with a team
professional, and the commissions earned will split with that Mentor. You will be required attend
10 Training Sessions of our own team classroom
training, and gain experience working on some of our most interesting
transactions. Once you become more familiar with operating as “part of
a team”, you’ll graduate into the associate category to hone your skill
and gain even more valuable experience.
Associates: At the Associate level, you will start to focus on your own specialty (niche) area within the commercial area, and develop the knowledge and skills to our team professional in those areas. You will be provided leads by The Commercial One Team’s advertising and marketing efforts and work one on one those potential clients to guide them in assembling the perfect Professional Team Member for their project… You’ll be hand on with transactions, and splitting commissions respectively.
Professionals: YOU become a Specialist in your particular area(s) of interest on The Commercial One Team. You are the go-to person to assist agents bringing you their opportunities. Listed on our site (and the SSRSpecialist.com site) as a Specialist, you will be conducting training programs for Apprentice and Associate groups. Your participation is imperative at our bi-monthly brainstorm meetings, and you’ll assist us in directly our ongoing advertising and marketing budgets to most effectively complement your market. You Commission split is 80/20 with The Commercial One Team
Affiliate: This is our Support Group. As Members of The Commercial One Team, these professionals agree to work with us when we need help, teach us what we need to know about their profession, and help us to become better, more knowledgeable Professional Commercial Real Estate Specialists ! For that, we will pay them when we can and always include them into the deal whenever possible. These affiliate members are our Attorney, Engineer, Inspectors, Commercial Appraiser, Surveyor, Tax specialist, zoning specialist...
As a member of this team, you will ALWAYS earn 100% of your commissions on Residential Sales, team splits ONLY pertain to your commercial sales activity
As a "professional", The Commercial One Team will provide you with the following:
1. We provide Leads and Referral Calls to you that we receive from 2000 SSR Residential Agents.
2. We provide Brand Recognition through constant marketing – you are known by those you partners with.
3. We provide Signage, Flyers, and Advertising in ALL of the major commercial outlets… Local and National.
4. We provide access to every Local & National Listings service for just one LOW monthly fee.
5. We provide lock-boxes and Professional Marketing Material at cost to show-off your listings.
6. We provide partnership deals from other team members… that’s what we do as a team.
7. We provide Business Cards and Personalized Flyers with your accomplishments at cost...
8. We provide you a personal Internet Site, and you'll become part of The Commercial One Team site as well.
9. We provide Mentoring opportunities, where you will work with SSR residential agents as an “Specialist”,
10. We provide Monthly group training sessions with featured speakers and lessons at each meeting.
11. We provide Bi-Monthly brainstorm meetings, and a sales office with 8AM – 5PM staff assistance
12. We provide a “professional” on-call 7 days a week to answer or return your calls within 4 hours.
13. We provide a personal office phone # and a private extension with an office assistant to handle your calls.
14. We provide you with the ability to say "I don't have that answer, but I have a partner who specializes… ".
15. We provide an image in which you will be PROUD to be recognized as a Professional

Listing Services... This is a GREAT benefit ! The typical listing services (MLS & FMLS) are not significant tools to use with commercial listings. Commercially, there are 3-4 services that you would want to list with and post your listings, and to be premium members of these all of these services individually would cost you over $300.00 per month. As a member of the Commercial One Team, you will have "team" premium membership to all of these services for $65.00 per month. This savings ALONE in reason to join... as you can not be a "serious" participant in the Commercial Real Estate Community without these memberships and the information provided by these services.
Training… You’ll attend City & County Council Meetings, visit records rooms at the courthouse, attend monthly auctions at the court house steps, know how to use future land use plans and overlays, understand assemblages and development issues, and you'll never stop learning your trade. You will become an EXPERT, with your finger on the pulse of the community, and THE specialist in your chosen "niche". This is the type of association you'll be proud of, and from the moment you join, you'll NEVER have to go it alone !
Your promotion from Apprentice to Associate to Professional will be up to you. It could take 2 months, could take 2 years, and some only want the training to expand their own knowledge and skills. We will expose you to the tools... it's up to you to put them to work in your career ~!
Membership is free, but to join the team you must commit and pay for 10 classroom training sessions at $40.00 per sessions during your 1st year. When you attend, you will be asked to complete a "Class Registration Form" in order to get classroom credit for your training. This registration form will have payment information attached, and each class for this first 10 WILL cost you $40.00 each. After 10 classes, you will be considered a Professional, and there is no further charge for any training classes attended.
